CALL or TEXT us at 972.375.4263 - In order to save you time and money we will need some information from you. We ask you:
- Your Name, email and phone number
- Is there a septic system or any outbuildings, pool, spa, water well?
- Once we get settled on a time and date for the inspection we will coordinate access, etc... you don't need one more thing to worry about when buying a house :)
Step 2
THE INSPECTION - We inspect 350 - 500 items from the ground up. Some examples are:
- Foundation
- Grading & Drainage
- Roofing
- Roof Structure such as attic spaces, framing, insulation, roof decking, etc..
- Walls - Interior & Exterior
- Ceilings & Floors
- Doors
- Windows
- Stairways
- Fireplaces & Chimneys
- Porches, Balconies, Decks
- Electrical panels
- Electrical fixtures such as outlets, switches, lights, fans. etc..
- Water meter
- Plumbing fixtures such as sinks, toilets, showers, bathtubs, hose bibs, etc..
- Plumbing Drains
- Water Heaters
- Hydro Tubs (i.e. "whirlpool bathtub")
- Gas Distribution components
- Air conditioning systems - interior and exterior components
- Ductwork, Flues
- Appliances - dishwasher, food disposer, range hood, microwave, oven, cooktop, exhaust fans, garage door opener, dryer vent, etc.. Please note that we do not run/operate washing machines or dryers.
- Lawn Sprinklers

THE REPORT - The report is emailed to you and your agent. The report will point out recommendations & maintenance items. If you have any questions after reading the report then please don't hesitate to give us a call.
TYPES OF INSPECTIONS WE OFFER:
Pre-Owned Inspections - Congratulations! You found your new home. But is it a money pit? Is it as good as it looks? How is the air conditioning? Does the roof need to be replaced? New Construction Inspections - Congratulations your buying a brand new home!.... But they still should be inspected. Although it's new and even if the builder "had their guy inspect it" - you should still have it inspected for your benefit and protection. The builder is not most likely not just working on your house, things can get forgotten and missed, it is strongly recommended you get it inspected. Also - If we do your pre warranty inspection (11 month) please let us know we did the original so we can apply a discount :)
Pre - Sell Inspection - We understand that you love your home and that moving can be stressful and emotional. Let us help you take some of that stress out of your move by doing a Pre-Sell Inspection. This type of inspection is a preemptive strike to get you ahead of unknown repairs and things you just didn't know about, so when you put your home on the market you can have less stress and more confidence.
"Pre - Warranty" or "11 Month" Inspections - We have a lot of experience with pre-warranty inspections (sometimes called 11 month inspections). When you buy new house you want to have a pre-warranty inspection before your builder warranty expires. Give us a call and get your inspection before your warranty expires.
